A free house valuation, done properly.
Two honest routes to what your home is worth in Ascot and the villages. Start with an instant online estimate for a quick guide, or book a senior valuer to value it properly, in person. Both are free and without obligation.
Book an in-person valuation
A senior valuer visits, sees the condition, layout and light no dataset can read, and gives you an accurate, honest figure based on your exact road.
- A trained eye sees what public data cannot: condition, layout, light and the improvements you have made.
- Priced on real evidence from your exact road, not a broad postcode average.
- An accurate, honest figure you can plan around, given in person and without obligation.
Instant online estimate
A quick, immediate guide price built from sold prices around your postcode and indexed to today. A useful starting point while you weigh things up, not the final word.
- Built on HM Land Registry sold prices, not asking prices.
- Indexed to today, so it reflects the current market rather than last year's.
- A banded range, given honestly, with no false precision.
- The ideal first step before we confirm the figure in person.

Any valuation we give is our professional opinion of the price your home is likely to achieve, provided in line with the Digital Markets, Competition and Consumers Act 2024. It is not a guarantee of sale.
What an in-person valuation involves.
The work starts before the doorbell: recorded sales on and around your road, the homes competing for the same buyers today, and what we know is quietly coming to market. The visit itself takes around forty five minutes to an hour. Ben, who leads our sales valuations, walks every room and the plot, asks about the improvements you have made and the ones you considered, and reads the things no dataset can: condition, light, layout and how the home actually lives.
You then get the figure and the reasoning behind it, in plain terms: the evidence it rests on, where your road’s market is moving, what would genuinely add value before a launch and what would not. For the area’s most significant homes Harpreet, our founder, attends alongside, and where discretion would serve you better than a public launch, we say so. For rental appraisals, Ravneet leads the same conversation for landlords from our rental valuation page.
The figure is never inflated to win an instruction. An honest number at the start is what sells a home well at the end, and it is the standard this agency was built on.
Seven areas, each on its own evidence.
Ascot prices pocket by pocket around the course and the station; South Ascot and Sunninghill trade street by street; Sunningdale and the Wentworth Estate move with an international register and meaningful off-market activity; Virginia Water turns on plot and privacy; Bracknell prices neighbourhood by neighbourhood across RG12 and RG42. One valuation method, seven distinct evidence bases.
Asked before every valuation
Yes and no respectively: both routes are free, and neither commits you to anything. Many owners book a valuation simply to understand their position a year or two ahead of a move, and we treat that as a perfectly good reason.
A senior valuer, led by Ben, who values the homes we take on, with Harpreet alongside on the area's most significant houses and Ravneet leading rental appraisals. The person who values your home is the person who would handle your sale or letting.
From evidence: recorded sales on and around your road, the homes competing for the same buyers today, and what we know is coming to market. The walk-through then adjusts for what no dataset sees: condition, light, plot and the improvements you have made.
It is an honest banded range built from sold prices around your postcode, and a genuinely useful starting point. It cannot see your home's condition or exact position, which is why the in-person figure is the one to plan around.
Yes: rental appraisals are their own discipline with their own evidence, led by our Head of Lettings. Start from the rental valuation page and Ravneet's desk takes it from there.
