Tenant fees and permitted payments.

Under the Tenant Fees Act 2019 and the Renters' Rights Act 2025, a letting agent must publish the payments a tenant can be asked to make. This page sets out the full schedule for assured periodic tenancies, together with our schedule for company lets and tenancies over £100,000 a year.

Permitted payments

What we may ask you to pay

In connection with an assured periodic tenancy through H Prestige Estates, the payments below are the only ones we or the landlord may ask you to make. Each cap is set by the Tenant Fees Act 2019, as amended by the Renters’ Rights Act 2025.

Permitted tenant payments under the Tenant Fees Act 2019 and the Renters' Rights Act 2025
RentThe rent for the property, as set out in your tenancy agreement. Under the Renters' Rights Act 2025 your rent period can be no longer than one month, and you cannot be asked for more than one month's rent in advance.
Refundable tenancy depositHeld against damage or unpaid rent and returned at the end of the tenancy, less any agreed deductions. Capped at five weeks' rent where the total annual rent is under £50,000, or six weeks' rent where the annual rent is £50,000 or more. It is protected in a government approved deposit scheme.
Refundable holding depositUp to one week's rent, to reserve a property while your application is processed. It is put towards your first rent or deposit once the tenancy begins, or refunded, in line with the timescales and conditions in the Act.
Changes to the tenancy at your requestCapped at £50, or the landlord's reasonable costs if these are higher and can be evidenced. This applies only to a change you ask for, such as adding or replacing a tenant, or varying a term of the agreement.
Ending the tenancy earlyEvery tenancy is now periodic, so you can end it at any point by giving two months' written notice. If you leave without giving the notice due, any payment is capped at the rent the landlord would have received had notice been given, or costs reasonably incurred, and never more than the landlord's actual loss.
Default fee: late rentInterest on rent that is more than fourteen days overdue, capped at 3% above the Bank of England base rate and charged only from the date the payment fell due.
Default fee: lost key or security deviceThe reasonable cost of replacing a lost key, or other security device that gives access to the property, shown to you with evidence of the actual cost.
Utilities, council tax, television licence and communication servicesWhere your tenancy requires it, payments for these to the relevant provider, for example a utility company, the local authority, TV Licensing, or a broadband or telephone provider.

Any payment not listed above is prohibited for an assured tenancy under the Tenant Fees Act 2019. We will never charge you a fee to view a property, to reference or set up your tenancy, to renew it, or to check out at the end. We will never ask for more than one month’s rent in advance, and we will never ask for a pet deposit or pet insurance on top of your tenancy deposit.

Non-Housing Act tenancies

Company lets and tenancies over £100,000 a year

The Tenant Fees Act 2019 and the Renters’ Rights Act 2025 apply to assured tenancies. A tenancy taken in a company name, or one where the rent is more than £100,000 a year, sits outside them and runs as a contractual, non-Housing Act tenancy instead. For those tenancies the schedule below applies, agreed with you in writing before the tenancy begins. H Prestige Estates Ltd is not VAT registered, so no VAT is added to any of these charges.

Before your tenancy begins

Set-up and referencing£300 per tenancy, covering up to two tenants. Includes identity and Right to Rent checks, credit referencing, references from employers and previous landlords, an affordability assessment, negotiating and preparing the tenancy agreement and arranging its signing.
Each additional tenant£48 per tenant, for the same referencing and checks as above.
Guarantor£48 per guarantor, covering credit referencing and preparing the deed of guarantee, or the guarantee provisions within the tenancy agreement.
Inventory and schedule of conditionPriced by the size of the property, the number of bedrooms and any outbuildings, and confirmed to you in writing before the tenancy begins.
Pet depositAn additional deposit of two weeks' rent where a pet is agreed. It is held alongside your tenancy deposit and returned at the end of the tenancy, less any damage attributable to the pet.

During your tenancy

Non-Housing Act tenancy charges: during your tenancy
Renewal of the tenancy£150 per tenancy, covering negotiation, the updating of terms and the preparation and signing of a further agreement.
Variation of the tenancy at your request£150 per request, covering the landlord's instructions and the preparation and execution of the revised documents.
Change of sharer£150 per replacement tenant, covering the landlord's instructions, referencing and Right to Rent checks for the incoming tenant, re-registration of the deposit and the new documents.

Ending your tenancy

Non-Housing Act tenancy charges: ending your tenancy
Check-outPriced by the size of the property and any outbuildings, and confirmed to you in writing. Covers the check-out inspection against the inventory and negotiating the return of your deposit.
Early terminationWhere the landlord agrees to release you before the end of your term, up to £1,000 plus the rent due until a replacement tenancy begins, and never more than the rent outstanding on your tenancy.

Other charges

Non-Housing Act tenancy charges: other charges
Lost keys or security devices£50 plus the cost of the replacement items, covering the permissions, sourcing and attendance involved.
Out-of-hours attendance£96 per hour plus any costs incurred, where something within your control requires us or a contractor to attend the property outside office hours.
Unpaid rent and returned payments£50 for each reminder letter, telephone call or email, plus interest at 8% above the Bank of England base rate on the outstanding amount from the due date until it is paid.

Your money is protected

Client money protection
H Prestige Estates Ltd is a member of Propertymark Client Money Protection. Any money we hold on your behalf, such as rent or a deposit, is protected by that scheme.
Independent redress
We are members of the Property Redress Scheme. If we cannot resolve a complaint between us, you can refer it to them for a free and impartial review.
Deposit protection
Any deposit we take is protected in a government approved tenancy deposit scheme, The DPS, and you will be given the scheme's prescribed information.
