Director-led lettings, managed properly.

Letting a home across Ascot and the villages should feel considered, not chased. Every instruction is led by a director, from the first appraisal to the day your tenant moves in, and managed to the same standard long afterwards. One desk, one point of contact, and the new legislation translated before it lands on you.

Your lettings director

Letting agents in Ascot, led by a director, not a department.

Ravneet leads our lettings desk and runs it herself, to the highest standard. She takes the appraisal, agrees the strategy, oversees the referencing and stays with your tenancy for as long as you let with us. There is no handover to a junior, and no queue for an account manager.

That single line of ownership is the whole point. One person knows your property, your tenant and your paperwork, gives you a straight view on rent and timing, and keeps every certificate and statutory duty current so nothing is ever missed.

Buy-to-let finance

A buy-to-let mortgage adviser, introduced.

Getting the finance right shapes the return on a rental. Whether you are buying your first buy-to-let, remortgaging as a fixed rate ends or building a portfolio through a limited company, we can introduce you to an independent, whole-of-market mortgage adviser who searches the market on your behalf.

No specific lender, no pressure. Just a straight introduction to an adviser we trust, when the timing suits you.

What the adviser can help with
  • First buy-to-let purchases and moving up the ladder
  • Remortgages and product transfers as fixed rates end
  • Portfolio and limited-company lending
  • Houses in multiple occupation and specialist cases

We make the introduction; the advice is the adviser’s own. H Prestige Estates is not a mortgage adviser and does not provide financial advice. Most buy-to-let mortgages are not regulated by the Financial Conduct Authority.

How we let

A clear process, from first visit to move-in and beyond.

Letting a home well is a sequence of small things done properly. Here is how each instruction runs, whether you take full management or a tenant-find service.

01

Rental valuation

A director visits, assesses the home against live local comparables and advises the rent we believe it will achieve and hold, along with any presentation or compliance work worth doing before launch.

02

Preparing and marketing

We ready the property, commission considered photography and place it where qualified tenants actually look, including the applicants already registered with us.

03

Referencing qualified tenants

Applicants are independently referenced for affordability, history and conduct, with Right to Rent verified, so the tenant who moves in is one we would place in our own home.

04

Move-in and inventory

A detailed inventory and check-in protect your deposit position, the tenancy is signed, the deposit is registered and the statutory information is served correctly.

05

Ongoing management

On a managed tenancy we collect the rent, inspect, handle repairs and keep every certificate current, updating you when the law changes so the tenancy keeps working.

Move-in handover
Compliance

Compliance done properly, so you are never caught out.

Compliance is where landlords get caught out, and the penalties are real. On a managed tenancy we own every requirement, arrange each certificate and serve the statutory paperwork on time, so you never have to think about it.

The Renters' Rights Act

Periodic tenancies, the new possession grounds and annual rent reviews, applied correctly and served on time as each provision commences.

Gas safety

An annual CP12 gas safety certificate arranged and renewed before it lapses, every year, with the record kept on file.

Electrical safety

An EICR at least every five years, with any remedial work coordinated so the installation stays certified.

Energy performance

A valid EPC in place before marketing, meeting the minimum rating the law requires to let the property lawfully.

Deposit protection

Registered in a government-approved scheme inside the deadline, with the prescribed information served on the tenant.

Right to Rent

Every occupier's immigration status checked and recorded before the keys change hands, and diarised for any follow-up check.

Why H Prestige

Every property managed properly, by the people who took it on.

Director-led, start to finish

A director oversees your let, from valuation through to management. No handovers, no call centre and no chasing an update from someone who has never seen the property.

Full attention, every property

Every landlord and every home gets the same senior focus and careful management, whether it is a first let or one of several.

Local expertise

One office covering Ascot, Sunninghill, Sunningdale, Virginia Water, the Wentworth Estate and Bracknell, with rents judged from real local evidence.

Honest advice

On rent, on timing and on the tenant to choose. We tell you what we would do, not whatever wins the instruction.

One point of contact

A name you know and a phone that gets answered, for the whole life of the tenancy.

Questions

What landlords ask us first

Straight answers, current with today's legislation. No jargon and no surprises.

We benchmark against genuine local comparables and current demand across Ascot and the villages, then advise the rent we believe the property will achieve and hold. An honest asking rent lets faster and avoids void periods, which matters far more than a headline figure a tenant cannot sustain.

Valuations

Start with a rental valuation.

Tell us about your property and a director will advise the rent it will achieve, the service that suits you and the quickest route to the right tenant.
