Rental valuation
A director visits, assesses the home against live local comparables and advises the rent we believe it will achieve and hold, along with any presentation or compliance work worth doing before launch.
Preparing and marketing
We ready the property, commission considered photography and place it where qualified tenants actually look, including the applicants already registered with us.
Referencing qualified tenants
Applicants are independently referenced for affordability, history and conduct, with Right to Rent verified, so the tenant who moves in is one we would place in our own home.
Move-in and inventory
A detailed inventory and check-in protect your deposit position, the tenancy is signed, the deposit is registered and the statutory information is served correctly.
Ongoing management
On a managed tenancy we collect the rent, inspect, handle repairs and keep every certificate current, updating you when the law changes so the tenancy keeps working.

The Renters' Rights Act

Gas safety
An annual CP12 gas safety certificate arranged and renewed before it lapses, every year, with the record kept on file.
Electrical safety
An EICR at least every five years, with any remedial work coordinated so the installation stays certified.
Energy performance
A valid EPC in place before marketing, meeting the minimum rating the law requires to let the property lawfully.
Deposit protection
Registered in a government-approved scheme inside the deadline, with the prescribed information served on the tenant.
Right to Rent
Every occupier's immigration status checked and recorded before the keys change hands, and diarised for any follow-up check.
