The website is made available free of charge. We do not guarantee that the website, or any content on it, will always be available, uninterrupted or free from faults. We will not be liable to you if, for any reason, the website is unavailable at any time or for any period.

Property information and particulars
Any property information published on the website, including all particulars, descriptions, room and plot dimensions, measurements, floorplans, site plans, photographs, images, computer-generated images, virtual tours, video, and references to tenure, condition, council tax, service charges, ground rent, energy performance, prices and rents, is provided in good faith. It is intended only as a general guide, and is believed to be correct at the time it is published.
Such information is not guaranteed. It does not constitute, and must not be relied upon as, any representation, warranty or statement of fact. It does not form part of, and shall not be taken as, any offer or contract, and no responsibility is accepted for any error, omission or misstatement.
In particular:
- all measurements, areas and distances are approximate and are provided for guidance only; they must not be used to order carpets, flooring, furnishings or appliances, or relied upon for any other purpose;

Where a property is the subject of separate written particulars, those particulars and the disclaimers they contain apply in addition to these terms. Availability, price, status and all other details may change at any time without notice, and a property may be withdrawn, sold or let at any time.
Valuation and calculator tools
The website may provide interactive tools, including an instant online valuation, a rental yield and buy-to-let mortgage calculator, and a mortgage repayment and stamp duty calculator, together with any similar estimating features (the "tools"). The instant online valuation is provided by a third party, Zoopla Limited, whose widget generates the estimate and processes the details you enter under its own terms and privacy policy.
The tools are provided for general information and guidance only. Every figure a tool produces is an automated estimate, generated from the limited information you enter and from broad assumptions, publicly available data and general market averages, none of which may reflect your circumstances or any particular property.
Any output of the tools:
- is an indicative estimate only, and is not a formal valuation, a market appraisal, or a valuation carried out in accordance with the RICS Valuation, Global Standards (the "Red Book");
- is not a mortgage offer, agreement in principle, illustration or quotation, and is not confirmation that any borrowing is or will be available to you;
- is not tax advice, and is not a calculation or confirmation of any Stamp Duty Land Tax or other tax that may be payable; and
- does not constitute advice of any kind, or any recommendation, invitation or inducement to buy, sell, let, lend, borrow or invest.
Figures produced by the tools are estimates only, may be inaccurate or incomplete, and will change as assumptions, interest rates, tax rules, property details and market conditions change. You must not rely on any figure produced by the tools. Before taking any decision you should obtain a formal valuation and appropriate professional advice specific to the property and to your own circumstances.
To the fullest extent permitted by law, we accept no liability for any decision made, or action taken or not taken, in reliance on the tools or on any figure they produce.
No professional advice
We are estate and letting agents. Nothing on the website constitutes financial, mortgage, investment, legal, tax, surveying, valuation or other professional advice, and no content on the website is a substitute for advice from a suitably qualified professional adviser.
All content on the website is provided for general information only. You should not act, or refrain from acting, on the basis of any content on the website without first obtaining professional advice appropriate to your particular circumstances.
Where we introduce or refer you to a mortgage adviser, broker, solicitor, surveyor, conveyancer or any other third party, we do so only by way of introduction. Any such person is independent of us and is solely responsible for the advice and services they provide to you. We do not provide, verify, endorse or accept any responsibility for that advice or those services, and any engagement you enter into is a matter between you and that third party.
Introductions, referral fees and commissions
We sometimes recommend third parties who can help with your move or your property, such as mortgage advisers, solicitors and conveyancers, surveyors, contractors and other suppliers. Where a referral arrangement is in place and we may receive a fee, commission or other benefit for an introduction, we will tell you, and we will disclose what we receive, or the basis on which it is calculated, in writing before you instruct that party. You are never under any obligation to use anyone we recommend, and you are always free to choose your own provider; doing so makes no difference to the service you receive from us.
Mortgage advisers. Where we introduce you to a mortgage adviser and you use their services, the adviser may pay us a referral fee. This does not change the cost of their advice to you. We do not provide mortgage advice ourselves, and any advice you receive is the adviser's responsibility, regulated by the Financial Conduct Authority.
Solicitors and conveyancers. Where we recommend a conveyancing firm and you instruct them following our introduction, the firm may pay us a referral fee on completion. Any such fee, and its amount, will be disclosed to you in writing before you instruct the firm, and we encourage you to compare quotes before deciding.
Repairs, works and suppliers. Where we arrange repairs, maintenance, safety certificates or other works or services on a client's behalf, we may receive a commission or referral fee from the contractor or supplier, which we retain as part of our remuneration. The basis of any such commission is set out in, and authorised by, our terms of business with the client concerned, and clients may nominate their own contractors at any time.
These disclosures are made in line with the transparency requirements of the Digital Markets, Competition and Consumers Act 2024 and the guidance of the National Trading Standards Estate and Letting Agency Team.

You agree to indemnify, keep indemnified and hold harmless H Prestige Estates Ltd, and our directors, officers, employees, agents and contractors, from and against any and all claims, demands, proceedings, liabilities, damages, losses, costs and expenses (including reasonable legal fees) that we incur or suffer arising out of or in connection with your use or misuse of the website, your breach of these terms, or your violation of any law or of the rights of any third party.
Changes to the website and to these terms
We may update and change the website from time to time to reflect changes to our services, our users' needs and our business priorities, and to correct or update any content. Although we make reasonable efforts to keep the website up to date, we are under no obligation to do so, and we do not guarantee that any content is accurate, complete or free from errors or omissions.

Any revised terms take effect from the moment they are posted, and the version published on the website at the time you use it is the version that applies to that use. Governing law and jurisdiction
These terms of use, their subject matter and their formation, and any dispute or claim (including any non-contractual dispute or claim) arising out of or in connection with them, are governed by and construed in accordance with the law of England and Wales.
You and we both agree that the courts of England and Wales shall have exclusive jurisdiction to settle any such dispute or claim, save that, if you are a consumer resident elsewhere in the United Kingdom, you may also bring proceedings in the courts of the part of the United Kingdom in which you live.
If any provision of these terms is found by any court or competent authority to be invalid, unlawful or unenforceable to any extent, that provision shall to that extent be severed from the remaining provisions, which shall continue in full force and effect. No failure or delay by us in exercising any right or remedy under these terms shall operate as a waiver of that or any other right or remedy.
