H Prestige Estates
Mortgages

Mortgage adviser.

The right mortgage makes a move simpler and often less expensive over its lifetime. We can introduce you to a trusted, whole-of-market mortgage adviser who covers both residential purchases and buy-to-let, so you go into your move with your finances settled. We make the introduction; the adviser gives the advice.

An introduction only, with no obligation. H Prestige Estates does not provide mortgage, financial or tax advice.

Mortgage advice
What they do

What a mortgage adviser does.

A good adviser does far more than find a rate. They take the weight of the mortgage off your shoulders, from the first conversation to the day you complete.

Reviews your finances

Builds a full picture of your income, outgoings and deposit, then tells you what you can realistically borrow and comfortably afford.

Arranges an agreement in principle

Puts an agreement in principle in place, so you can offer with confidence and show a seller you are ready to proceed.

Searches the market for you

Compares products across a wide range of lenders to find terms that suit your circumstances, not simply the deals on the high street.

Handles the application

Prepares and submits the application, manages the paperwork and liaises with the lender through to a formal mortgage offer.

Coordinates with your solicitor

Keeps the mortgage moving in step with the conveyancing, so the funding is ready and completion is not held up.

Reviews your protection

Talks through the life, income and buildings cover a lender may expect, so nothing important is overlooked before you commit.

Whole-of-market

Why whole-of-market helps.

A whole-of-market adviser can look right across the lending landscape rather than a single bank’s shelf. For the homes and the buyers we work with, that breadth matters, and it is why we favour an independent adviser over a tied one.

Access to more lenders

A whole-of-market adviser is not tied to one bank or a short panel. More products to compare means a better chance of the right fit, and often better terms.

Help with the complicated cases

Self-employed income, bonuses, company directors, high-value lending, overseas income or a growing portfolio: the cases the high street struggles with are where good advice earns its place.

A rate is not the whole story

Arrangement charges, flexibility, early-repayment terms and how quickly a lender moves all matter. An adviser weighs the full picture, not just the headline number.

Who it is for

Residential and buy-to-let.

The adviser we introduce covers both sides of a purchase, whether you are buying a home to live in or an investment to let.

Buying a home

For your own move, the adviser helps you borrow well and act quickly when the right home appears, then carries the application through to a formal offer. Our buyer calculators give you a working view of monthly payments and the stamp duty on your purchase.

Buy-to-let and portfolios

For an investment purchase or a growing portfolio, lending is assessed differently, on the rent a property earns as much as your own income. The adviser knows this market well. Our landlord calculators cover rental yield and buy-to-let payments.

The process

How the introduction works.

From a first conversation to completion, here is how a mortgage comes together once we introduce you.

01The introduction

Tell us you would like to speak to an adviser and we make the introduction. There is no obligation, and you are always free to use your own adviser or bank instead.

02Fact-find and agreement in principle

The adviser reviews your finances in confidence and arranges an agreement in principle, so you know your budget and can move the moment the right home appears.

03Whole-of-market search

They compare mortgages across a wide range of lenders and recommend the option that best fits your circumstances, whether that is a home for you or a buy-to-let.

04Application and offer

The adviser prepares and submits the application, manages the lender and sees it through to a formal mortgage offer, keeping you informed at each stage.

05Through to completion

They keep the mortgage moving alongside your solicitor, so the funds are in place and your purchase completes on time.

Independent of your sale

An introduction, never a condition.

We offer the introduction because it makes moving simpler, not because it is required to buy or sell with us. You are under no obligation to use the adviser we suggest, and choosing your own adviser or bank makes no difference to your offer, your negotiation or the way we act for you.

Any arrangement you enter into is strictly between you and the adviser. Our role begins and ends with the introduction. Where a referral arrangement is in place and the adviser pays us a fee for the introduction, we will tell you and disclose what we receive, in writing, before you engage them; it makes no difference to the cost of their advice to you.

Work the numbers

Start with our calculators.

Before you speak to anyone, our calculators give you a quick, working estimate. They are guides only, and the adviser confirms what you can actually borrow. See our Buyer’s Guide for how mortgages fit into the wider purchase.

Questions

What clients ask us first

Straight answers on how the introduction works and where our role ends.

No. It is an introduction, offered because it makes moving simpler, never a condition of buying or selling with us. You are completely free to use your own adviser or bank, and it makes no difference to how we act for you.

Get in touch

Settle the finances, then find the home.

Ask us for an introduction to a whole-of-market mortgage adviser, for a residential purchase or buy-to-let. There is no obligation, and the choice is always yours.

H Prestige Estates does not provide mortgage, financial or tax advice and is not a mortgage adviser. We can introduce you to an independent, whole-of-market mortgage adviser who is authorised and regulated to give that advice. Your home may be repossessed if you do not keep up repayments on a mortgage secured against it. Some buy-to-let mortgages are not regulated by the Financial Conduct Authority.
