Buying a home, step by step.

Every purchase runs through the same stages. Knowing what each one asks of you, and in what order, is what keeps a move on track and in your control from first search to keys in hand.

01Get search-ready and register

02Understand the market and the areas

03View with intent

See a home in person, more than once where it matters, and read it properly: aspect, natural light, condition, position on the road and the things a photograph never shows. We accompany viewings, so you can ask anything and get a straight answer from people who know the home and the area.

04Make an offer that is taken seriously

05Survey and conveyancing

06Mortgage and stamp duty

07Exchange and completion

A RICS Home Survey Level 2 suits many modern homes in good order; older, larger or altered properties usually warrant a Level 3 building survey. We are happy to talk it through for a specific home.

A responsive conveyancer is one of the biggest factors in a smooth purchase. Line one up before your offer is agreed so nothing waits once it is.

Searches and enquiries

Local authority, water, drainage and environmental searches, plus the enquiries your solicitor raises on title and tenure, are where a purchase is properly protected.
