Tell us your budget, move-in dates, the number of bedrooms you need and the villages you would consider. We call the moment the right home is coming, often before it is advertised.
Ben arranges viewings to suit you and comes with the detail that matters: broadband and parking, what is included, any pet or garden considerations and when the home is available.
Let us know your ideal start date and any terms that matter to you. We put your offer to the landlord and come back quickly with a straight answer either way.
Once your offer is agreed, our lettings team carries out referencing: identity and right-to-rent checks, affordability and, where relevant, a reference from a previous landlord. We tell you exactly what is needed and help you through it.
A holding deposit reserves the property while referencing is completed and is credited towards your first payment. The full permitted-payments schedule is set out on our tenant fees page.
We prepare your tenancy agreement, protect your deposit in a government-backed scheme, complete the inventory and check-in, and hand over the keys. From there, Ben stays your point of contact.

A good tenancy is an easy one: the home works, the paperwork is right, and help is a phone call away when you need it. Here is what to expect once you have moved in.
Your tenancy deposit is registered with a government-backed protection scheme within the statutory timescale, and you receive the details in writing. At the end it is returned promptly, less only anything that is fairly agreed.
On homes we manage, we are your first call for anything that needs attention. We instruct vetted, insured contractors, keep you updated and log every job, so nothing is forgotten or left half-done.
Rent is simple to pay by standing order. Any review comes by proper written notice, no more than once a year and at the market rate, exactly as the Renters' Rights Act sets out.
Tenancies now run on a rolling, periodic basis, so you can stay for as long as the home suits you and give notice when you are ready. When you move on, we agree the inventory and return your deposit without fuss.

Something needs fixing? Tell us.
If we manage your home, we are your first call for anything from a dripping tap to a boiler that has given up. Report it and we will arrange a vetted contractor and keep you posted until it is done.
If you smell gas or suspect a leak, leave it to the experts: call the National Gas Emergency Service on 0800 111 999.
For any other urgent issue that risks injury or serious damage, such as a burst pipe or a total loss of heating or power, call the office straight away on 01344 283300 and we will act quickly.
The Renters’ Rights Act, on your side.
The biggest change to private renting in a generation strengthens the position of tenants across England. Here are the protections that matter most, in plain English.
Section 21 is being abolished. A landlord must have a valid legal reason, and give proper notice, before asking you to leave.
Fixed terms are replaced by open-ended periodic tenancies, so you can stay for as long as the home suits you and give two months' notice when you decide to move.
Rent can be increased no more than once a year, to no more than the market rate, and only by written notice. You can challenge an increase you feel is unfair at tribunal.
Homes are advertised at a set rent and landlords cannot invite a bidding war above it, so you know exactly where you stand from the start.
You can ask to keep a pet, and a landlord cannot refuse without a good reason, though they may ask for suitable pet insurance.
The Decent Homes Standard and Awaab's Law now extend to private renting, and a new Ombudsman gives you an independent route if something is not put right.
