The work that determines how well a home sells happens before it is ever advertised. By the time a house reaches the portals, the important decisions have already been made. Here is how we prepare a prime home for the market.
Presentation earns its keep
First impressions are formed in seconds, and they are formed as much online as at the door. We would rather delay a launch by a week to photograph a home properly than rush it out looking less than its best.
Declutter without stripping the home of character. Deal with the small jobs a buyer will notice: the tired paintwork, the sticking door, the tap that drips. Let light in, and let each room say clearly what it is for. A well-dressed home does not fool anyone, but it does help a buyer imagine living there, which is the whole point.
Get your information ready
Under the Digital Markets, Competition and Consumers Act 2024, the material information a buyer needs must be accurate and available up front. Gathering it early is not a chore to be endured after an offer; it is part of a confident launch.
Have your tenure clear, your EPC in date, your council tax band confirmed and any lease, service charge or estate arrangement documented. For homes on private estates such as Wentworth, buyers will want to understand the road and maintenance arrangements. Getting ahead of these questions keeps a sale moving and protects your position.
Price to the evidence
The most expensive mistake in a strong home is an optimistic asking price. Overpricing does not test the market; it deters the very buyers who would pay the most, and it leaves the home looking stale by the time reality sets in. Price to the genuine comparable evidence and to the condition of the home, and you create competition rather than hesitation.
Choose representation, not just a number
Every agent will give you a figure. Fewer will tell you how they intend to reach the right buyers, how they will present the home and how they will negotiate on your behalf. Ask what happens after the board goes up.
