Moving to Ascot: a buyer's guide to the area
Schools, stations, villages and the lie of the land. What buyers new to Ascot most want to know before they choose where to look.

Ascot is better known for one week in June than for the settled, green and well-connected place it is to live for the other fifty-one. If you are considering a move to the area, here is the orientation we give buyers who are new to it.
The villages, and how they differ
Ascot is really a collection of villages, each with its own character, and choosing between them is the real first decision of any search here.
South Ascot is the village side of town: tree-lined lanes south of the racecourse, Victorian villas near the station, and children who genuinely walk to school through the woods. Sunninghill is the sociable one, with a proper high street, three good pubs and a community that trades up within the village rather than leaving it. Sunningdale carries some of the finest houses in the region along its private roads, with its own station and two of the world's great golf courses. Virginia Water offers the lake, the parkland and a smart village centre, consistently near the top of the national price tables, and the Wentworth Estate sits at the very top of the market for privacy and prestige. Bracknell, ten minutes away, is the honest answer for space: the best value for a family house in the patch, with a regenerated centre that has changed how the town lives.

Schools
For many families the schools are the reason they come, and the area earns it. Charters School, the outstanding-rated state secondary, decides many moves on its own; St Michael's, St Francis and Holly Trinity anchor the primary tier across the villages. The independent cluster is one of the densest in the country: Papplewick, Heathfield, St Mary's Ascot, St George's, LVS Ascot and Sunningdale School are all local, with Wellington College a short drive and the international schools, TASIS and ACS Egham, near Virginia Water.
If schooling is driving your move, plan around catchments and entry points early, because they shape both your search and your timing. Admissions windows concentrate demand into predictable seasons, and homes inside the walking radius of the right school carry a premium the market consistently pays. Getting around
The station at Ascot runs direct into London Waterloo in under an hour, which makes the area genuinely commutable while keeping you in the green belt; Sunningdale and Virginia Water have their own stations on the same line. The M3, M4 and M25 are all within easy reach, Heathrow is around twenty five minutes for those who travel, and Reading, twenty minutes from Bracknell, adds the Elizabeth line. The roads out into the countryside are some of the prettiest in the home counties, which matters more to daily life here than any of the numbers.
Green space and daily life
Windsor Great Park, the golf, the racing and miles of bridle paths and walks are the backdrop to ordinary life. Royal Ascot brings the world to town each June, and residents either plan around the week or lean into it; the racecourse gives the town green space and a skyline the rest of the year. The town itself covers the essentials, and Windsor, Sunningdale and Virginia Water fill in the rest for shopping, restaurants and weekends.
