Why an in-person valuation beats an online estimate
An online estimate is a starting point, not an answer. Why the home in front of us tells a story an algorithm cannot read.

An online valuation is a useful place to begin. It is not, however, an answer, and treating it as one is one of the more expensive mistakes a seller can make. Here is the difference between an estimate generated from data and a valuation carried out in person.
What the algorithm cannot see
An online tool works from what it can measure: recent sales nearby, floor area, the broad shape of the market. It cannot see that your kitchen was rebuilt last year, that the garden faces the right way and backs onto nothing, or that the road you are on is the one buyers ask for by name. It cannot see the tired extension next door that has dragged the average down, or the view that lifts your home above every comparable.
At the top of the market these differences are not marginal. Two houses with the same footprint on the same road can be worth very different sums, and only a trained eye standing in the rooms can tell you which is which.
Comparable evidence, read properly
Good valuers do use data, but they interpret it. We know which recent sales are genuinely comparable and which are noise, which prices were achieved in competition and which were compromises, and how a specific street or estate is trading right now. That judgement is the part an estimate cannot replicate.

Under the Digital Markets, Competition and Consumers Act 2024, the information a home is marketed on must be accurate and complete. A proper valuation is the moment we start assembling that picture correctly, from tenure to condition, so your launch is confident and your sale is not derailed later by something that should have been dealt with at the start.
