The clearest pattern we see across Ascot, Sunningdale and the Wentworth Estate is a widening gap between the best homes and the rest. A house that is presented well, priced sensibly and comes with clear, complete information tends to find its buyer with genuine competition. Homes that are tired, overpriced or vague on detail sit, and every extra week on the market costs them negotiating power.
